SAN BENANCIO, Monterey County — October 29, 2026. An approved Monterey County Zoning Administrator record documents a separate residential project at 148 San Benancio Road, rather than the nearby planning case at number 146. The Zoning Administrator approved the design at an April 30, 2026 hearing, according to county meeting minutes.
What was authorized?
The proposal includes a 1,991-square-foot two-story home, an unfinished 1,371-square-foot basement, a 720-square-foot garage and 509 square feet of covered porches and decks. The development would also include two water tanks, each with a 5,000-gallon capacity, and approximately 1,670 square feet of driveway. The case identifier is PLN240262 / ZA 26-045.
Why was the decision delayed?
Minutes from the earlier March 12 meeting show that the applicant needed additional time for well testing in response to environmental-health comments. The April 30 meeting record subsequently states that the Zoning Administrator found the project categorically exempt under the applicable CEQA provision and approved the design, with minor changes to the resolution.
Does that mean construction has finished?
No. A planning design approval is not a certificate of occupancy, and it does not prove that the tanks, driveway or home were completed by October 29. Anyone assessing nearby construction should seek the building permits and inspection records rather than infer them from meeting minutes.
